Leaving Florida for Asheville: A Guide for LGBTQ+ Couples

Yes, plenty of couples make this exact move, and for most of them the money works out. Homeowners insurance usually drops a lot, you'll pay a modest state income tax on anything that isn't Social Security, and property tax runs on different rules that can surprise you in year two. North Carolina's LGBTQ+ laws are a different mix from Florida's (better on some things, thinner on others), Helene made flood risk a mountain question too, and winter here is real but mild.

I grew up in Gainesville. Before real estate I was a nutrition scientist (PhD at UF, postdoc at Harvard), so I like to see the numbers. During the pandemic I was in Boston, researching Asheville and deciding it was worth a try. Then I passed through on a road trip to Florida, fell in love with it, and moved here in 2020. When people write to me that they're done with "this crazy state," I understand the pull. One thing the numbers won't show you: the first gray February here will teach you more than any spreadsheet.

One of the first Florida couples I worked with here came from Longwood, near Orlando, in the fall of 2020. They booked two weeks, arrived already pre-approved, and told me they wanted somewhere friendlier than some of the rural spots they'd seen on their own. They'd come up leaning toward Black Mountain or Hendersonville, and they had a soft spot for a log home or cabin feel. They bought in Maggie Valley instead and closed that March, about five months after the first trip. Plan for that kind of pace: one real visit, then a few months of deciding.

Why Florida couples are writing me

I went back through every inquiry I've had since 2020. The couples leaving Florida sound a lot alike. Most are in their 50s and 60s, coming from Fort Lauderdale, Miami, St. Pete, Tampa, Orlando, Palm Beach, St. Augustine and Key West. They write things like "this crazy state," "way too toxic" and "done with the heat." And almost every one of them mentions an insurance renewal letter or an HOA bill.

Being tired of all that is reasonable. The useful question is whether the mountains fix the things you're tired of, and which new problems you'd be taking on. So let's go through it piece by piece.

The money, in one table

Prices move monthly, so verify current numbers with me before you plan around them.

The three things that surprise people

  1. Your Florida portability stays in Florida. Save Our Homes savings can move up to $500,000 to a new Florida homestead. They don't cross the state line.
  2. A sale doesn't reset your assessed value here. Values change at the county-wide reappraisal. Buncombe's 2026 bills are still based on 2021 values because of a state freeze, and the Biltmore Beacon reported those values run about 40% below market (July 14, 2026). Buncombe and Henderson both reappraise in 2027 (Henderson's exact effective date is still to be confirmed with the assessor). A more realistic planning number is the tax rate times your purchase price. The seller's last bill will likely understate it.
  3. Insurance is the big win, with a catch. North Carolina's homeowners rates are frozen through June 1, 2027 under a settlement with the Rate Bureau. After that, expect a new filing. Get real quotes from a licensed agent on the actual house.

LGBTQ+ laws: the short version

This is the part people ask me about most, so I wrote a whole page: Florida vs. North Carolina LGBTQ+ Laws, Side by Side. Here's the summary as of September 2026:

  • Marriage is equal in both states. The Supreme Court declined to revisit Obergefell on Nov. 10, 2025.
  • Neither state has a statewide LGBTQ+ nondiscrimination law. Asheville (city limits) and unincorporated Buncombe County have ordinances covering jobs and public accommodations, like stores and restaurants, since 2021.
  • Housing is the gap. Those ordinances do not cover housing, and HUD stopped enforcing sexual orientation and gender identity claims under the Fair Housing Act in 2025. If you live in Broward, Miami-Dade or Palm Beach, you may have local housing protection now that you won't have here.
  • For trans adults, health care access is easier in NC right now. NC doesn't restrict gender-affirming care for adults. Florida requires a physician and in-person consent. But NC's HB 805, in effect since Jan. 1, 2026, defines sex as binary in state law.
  • The politics are close. Gov. Josh Stein vetoes anti-LGBTQ bills, and the legislature has overridden his vetoes anyway (HB 805 in 2025, the anti-DEI bills in 2026). All 170 legislative seats are on the Nov. 3, 2026 ballot.

Helene and flood risk

You're leaving hurricane country, and I won't pretend the mountains are exempt. Helene's rain fell here Sept. 25-28, 2024. The French Broad at Asheville crested at 24.8 feet, above its 1916 record, and about 108 people died in North Carolina, including about 42 in Buncombe County (NCDHHS list as reported by BPR, July 2025). That deserves respect, and it should shape how you buy.

Storm surge doesn't reach the mountains and hurricane-force winds are rare. The mountain risk is rain, and it concentrates in river and creek bottoms, on and below steep slopes, and on roads that follow creeks. The FEMA maps for Asheville date to 2010, and only about 2% of properties in the hardest-hit counties sat in a mapped flood zone. So "Zone X" is a starting point, nothing more.

Since July 1, 2024, the NC seller disclosure form asks five flood questions. Two years on, 98% of the region's damaged water systems have been restored (NCLocal, Sept. 24, 2026), and I-40 west toward Knoxville is open at one lane each way, with full completion targeted for late 2029 (BPR, Sept. 3, 2026). Winter

Asheville averages a January high of 48.9°F and a low of 28.6°F, and about 11.5 inches of snow a year (1991-2020 normals). That's four real seasons, but mild ones. The things that matter more than the thermometer: your elevation, your driveway, and who plows your road. My guide for Floridians is Your First Mountain Winter.

Health care and getting back to Florida

Mission Hospital (owned by HCA since 2019) is the region's main referral hospital. It has had repeated federal "immediate jeopardy" findings since 2021, most recently in January 2026. CMS found it in substantial compliance on Aug. 4, 2026, and the NC Attorney General's lawsuit over the sale is headed to trial. Many retirees also use AdventHealth Hendersonville, UNC Health Pardee, Haywood Regional or the Charles George VA Medical Center. AdventHealth is building a hospital in Weaverville. NC Health News estimates a February 2028 opening; AdventHealth hasn't announced a date.

New-patient primary care appointments can be a few months out, so many couples start calling practices before they move. On Medicare, an Advantage plan is tied to a region, so moving generally opens a special enrollment window. Talk to a licensed agent or NC's free SHIIP counselors before you pick a plan. Flights home are easy. Asheville Regional (AVL) has nonstops to Fort Lauderdale, St. Pete-Clearwater, Orlando Sanford, Orlando International, Punta Gorda, Sarasota, West Palm Beach and Key West on Allegiant (some less than daily), Destin in summer, and Miami on American. There's no nonstop to Tampa International or Jacksonville. Charlotte's airport is about 2 hours 15 minutes away by car without traffic.

Finding your people

I'll be straight: real friendships here take time to build, and I wrote about what works in How to Make Gay Friends Here. The good news for couples over 50 is that the groups exist and they're active:

  • Blue Ridge Pride runs the festival in Pack Square Park every late September (the 2026 festival ran Sept. 25-26), plus Generation Plus, its program for LGBTQIA+ adults 50 and up. Its county funding was cut after Helene, so check the current schedule.
  • Asheville Gay Men's Chorus (auditioned).
  • Asheville Lesbian Social Club on Meetup, with about 1,982 members as of September 2026, and the LGBTQ Women of Asheville Facebook group.
  • Mountain Spirit MCC, Sundays at 10:30 am, plus the Unitarian Universalist Congregation of Asheville and First Congregational UCC, which runs a Gay Men's Group.
  • OLLI at UNC Asheville, lifelong-learning classes for $75 a year (2026-27).
  • Campaign for Southern Equality is headquartered in Asheville, and Tranzmission helps with name and gender-marker changes.

Where to look

Price. Redfin's May 2026 median sale prices: Buncombe $500,000, Henderson $410,000, Haywood $406,000. Madison ($424,000) and Transylvania ($547,000) had small samples. Those are similar to or below Miami-Dade and Palm Beach, and similar to Broward, St. Johns and Orange. Pinellas sellers may come out about even. Verify current numbers with me.

Which local protections apply. Asheville's ordinance covers the city limits. Buncombe's covers unincorporated Buncombe only, so towns like Black Mountain, Weaverville and Woodfin aren't covered by either. Hendersonville, Brevard and Waynesville have no local ordinance. That's a legal fact about each address, and it's worth knowing before you fall for a porch.

One-level living. One-level homes and HOA-maintained options (where the association handles the yard or the exterior) are out there, but the hills shape the search. Look past the floor plan to the driveway grade and the steps between the parking spot and the front door. Tell me your budget and I'll send you what's on the market this season.

Keeping the Florida place?

Many couples keep a Florida home for a while. A few rules shape that choice:

  • Florida homestead requires the Florida home to be your permanent residence on Jan. 1, and claiming a residency-based property tax break in another state disqualifies you (F.S. 196.031).
  • Renting out a Florida homestead for more than 30 days a year, two years in a row, counts as abandoning it (F.S. 196.061).
  • If you rent out a house in North Carolina, you file an NC return on that income even if you stay a Florida resident.

How most couples do it

The couples who land well rarely jump straight to buying. They visit (at least once in February, when it's gray), rent for a season if they can, then buy. Before closing is a good time to ask an NC attorney to review your wills, powers of attorney and how you'll title the house. Married couples can hold title as tenants by the entirety here; unmarried couples can't. The straight talk

  • You will pay income tax again. It's modest for most retirees, roughly $1,000 to $5,000 a year for the couples in our examples, but it's a new line.
  • Your first property tax bill may be misleadingly low. The 2027 reappraisals in Buncombe and Henderson will reset values, and nobody can promise the rate will fall enough to offset that.
  • Legal protections are thinner outside Asheville city limits and unincorporated Buncombe, and housing isn't covered anywhere here. If you have local housing protection in South Florida now, you're giving it up.
  • Asheville isn't hurricane-proof. Buy with the flood and slope homework done, and ask a licensed agent to quote flood coverage even outside the mapped zone.
  • Health care is solid but stretched. Mission's history is real, beds are tight, and primary care waits can run months.
  • Community takes effort. It's here, but nobody hands it to you. Plan on a year.
  • Prices aren't cheap. Buncombe's median is near Broward's. You're trading one set of costs for another.

Questions people ask

Is North Carolina tax-free for retirees? No. NC doesn't tax Social Security, but IRA withdrawals, 401(k) money and most pensions are taxed at a flat 3.99% for 2026. A married couple with $80,000 of income, $30,000 of it Social Security, would owe about $978 for 2026. Talk to a CPA about your own mix of income.

Will our homeowners insurance really go down? For most Florida couples, probably, but no one can promise a number. The 2026 statewide average quoted by Insurance.com was $8,471 in Florida and $3,799 in North Carolina, and mountain territories are rated lower than the coast. Get quotes from a licensed agent on the actual house.

Is Asheville protected from hurricanes? From wind and storm surge, mostly. From rain, no. Helene in 2024 caused record river flooding and landslides, so check flood maps, slope and access for any house, and ask the seller the five flood questions on the NC disclosure form.

Are LGBTQ+ people protected from discrimination in Asheville? Asheville's city ordinance and Buncombe County's ordinance for unincorporated areas cover employment and public accommodations, as of September 2026. Neither covers housing, and there's no statewide NC law. The full comparison with Florida is on our LGBTQ+ laws page.

Can we fly back to Florida easily? Yes. AVL has nonstops to most major Florida airports, mainly on Allegiant, plus American to Miami. Tampa International and Jacksonville aren't on the nonstop list, so Tampa-area folks can use St. Pete-Clearwater instead.

Should we sell the Florida house first? It depends on your cash, your homestead situation and whether you'd rent it out. Renting a Florida homestead too long can cost you the exemption, and renting either house creates tax filings. Get a CPA's view, then we can plan the timing together.
