Moving from Fort Lauderdale to Asheville, NC
Most of the Fort Lauderdale couples I talk with still love the water. They're leaving because of the insurance renewal, the condo assessment letter and the feeling that the state has opinions about their lives. Asheville fixes some of that and not all of it, and the price of a comparable house is closer than most people expect. Here's the side-by-side.

South Florida folks have written to me that they're "done with the heat" and that the state feels "way too toxic." If the condo assessment letter is what finally pushed you, you may want what one couple I helped this year wanted. A realtor friend of theirs who has a place in Franklin sent them my way, and their list was short: a single-family home with a little space, maybe with a mountain-home feel. They closed in the Asheville area this summer. If you're trading a condo board for a yard, tell me early, because it changes which towns we look at first.

The insurance and condo math
This is usually the reason for the first phone call. Florida's average homeowners premium was $8,471 in 2026, the highest in the country, against $3,799 for North Carolina (Insurance.com's standard profile: $300,000 dwelling, $1,000 deductible). The NC average includes the coast, and the mountain counties are rated in lower territories. That's an average, though. Your quote depends on the house, the insurer and your claims history, and NC's current rate freeze ends June 1, 2027.

If you're in a condo, you already know about SB 4-D: milestone inspections and fully funded structural reserves after Surfside. Redfin's last metro report (2024 data, so treat it as history) had the Fort Lauderdale median condo HOA at $611 a month, up 16.2% in a year. North Carolina has no Surfside-style mandate. Fees are usually lower, but nobody forces the reserves, so read the reserve study, the budget and the board minutes before you buy.
What you leave behind: homestead
Your Save Our Homes benefit has kept your assessed value creeping up by 3% or CPI, whichever is lower (2.7% for 2026). Portability can move up to $500,000 of that benefit, but only to another Florida homestead. When you leave, it stays behind.
North Carolina has no cap. Your value resets at county-wide reappraisals. Right now Buncombe bills use 2021 values because of a state freeze, so a seller's tax bill can look low. The 2027 reappraisal changes that. Budget the price times the combined rate: 1.1232 per $100 inside Asheville and 0.7892 in unincorporated Buncombe for 2026-27.
Income tax, in real numbers
NC's rate is a flat 3.99% for 2026 and is scheduled to drop to 3.49% in 2027. Social Security isn't taxed. IRA, 401(k) and most pension income is. A married couple with $150,000 of income, $50,000 of it Social Security, would owe about $2,973 for 2026. Compare that with what your insurance and HOA increases cost you last year. A CPA can run your version.
Heat, and what replaces it
Asheville needs about a quarter of the cooling Miami does, and more than 30 times the heating (degree-day basis). January averages a high of 49°F and a low of 29°F. I grew up in Gainesville, so I know how different a Florida January is from this one. Asheville gets about 11.5 inches of snow in an average year. The first mountain winter page covers what to buy.

The storm risk changes shape too. No surge, and hurricane-force wind is rare. But Helene's rain in September 2024 caused the worst flooding in Asheville's recorded history. Here, the risk sits in river and creek bottoms and on steep slopes. A typical flood policy outside the mapped high-risk zone in Buncombe ran about $798 a year in 2025-26 (median). Politics and protections: what you gain, what you give up
North Carolina scores 3.25 out of 47 on the Movement Advancement Project's tally ("Low"). Florida scores -6.5 ("Negative"). NC has no adult restrictions on gender-affirming care, and it has a governor who vetoes anti-LGBTQ bills, though the legislature has overridden him several times, including HB 805, which took effect Jan. 1, 2026.

Here's the part Broward folks need to hear. MAP reports that Broward's local ordinance covers housing. Asheville's and Buncombe's cover employment and public accommodations only, and federal housing enforcement on sexual orientation and gender identity was withdrawn in 2025. Getting back to Fort Lauderdale
Allegiant flies FLL-AVL nonstop year-round, up to daily or more in busy periods. That matters if you're keeping family, doctors or a condo down there.

By car, Rome2Rio estimates about 758 miles and 12 hours 34 minutes of driving without stops (accessed Sept. 25, 2026). Plan it as a very long day or an overnight.
The straight talk
- You trade the ocean for rivers you can't swim in half the year.
- You'll pay some state income tax, a small yearly tax on your car and 2% on groceries.
- A comparable single-family house can cost less here, and a condo usually costs more. There are far fewer condos to choose from.
- Mission Hospital, the region's main hospital, has had repeated federal safety findings. It was found back in compliance in August 2026.
- If housing discrimination protection is a priority, know you may be giving some up.
- Nightlife is smaller. Community is real, and it takes time to build.
Questions people ask
Can we afford a comparable house in Asheville? Usually, for single-family homes. Buncombe's median single-family sale price in May 2026 was $525,000, against $615,000 in Broward. Condos go the other way, and there are far fewer of them.
Will our insurance really be lower? State averages say yes: $3,799 in NC vs. $8,471 in Florida (2026). Your quote depends on the specific house, so get quotes from a local agent before you commit. Add a flood policy to the budget.
Is NC better for LGBTQ+ people than Florida? On statewide law, NC scores higher on MAP's tally, especially on gender identity. On local housing protection, Broward is ahead of Asheville. It depends on what matters most to you.
How do we get back to see family? Allegiant flies nonstop between AVL and FLL year-round. American flies AVL to Miami, and Allegiant also serves West Palm Beach.
When should we sell the Fort Lauderdale place? That's a tax and timing question for your CPA and a Florida attorney, especially if you're thinking about renting it out first. The three-year runway shows where that decision fits.
