Retiring in Asheville as an LGBTQ+ Person or Couple

Yes, you can build a very good retirement here. I help couples plan this exact move, and here's the summary. You get a real, organized queer community with programs for people over 50, four seasons that are milder than you'd guess, and statewide average homeowners insurance premiums well under half of Florida's. You also get some state income tax on IRA and pension money, a main hospital with a rocky federal safety record, primary care waits, hills everywhere, and legal protections that stop at the city limits.

One man planning his retirement opened his very first message to me with a question: did I work with the 55+ community? In the same breath he said he didn't need a big place. Early on he flagged a listing whose photos hinted at water damage, which was a good instinct. As we looked at the options together, the picture changed, and he chose a condo in downtown Asheville over an age-restricted community. There was some back-and-forth on price before we got there, and he closed in September 2024. Start with the label you think you want, then let the tours tell you what you need.

The short version

All figures are as of September 2026 unless noted.

  • Income tax: North Carolina taxes IRA, 401(k) and most pension income at a flat 3.99% in 2026. Social Security is not taxed by NC.
  • Property tax: rates look similar to Florida's, but there's no Save Our Homes cap, and your Florida portability benefit stays in Florida.
  • Insurance: NC's statewide average homeowners premium is well under half of Florida's (Insurance.com/Quadrant, 2026). Flood coverage is separate.
  • Healthcare: several hospitals across three counties, a full-service VA, and new hospitals planned. Know Mission Hospital's recent history before you choose doctors.
  • Housing: one-level homes exist, but the hills make the search different from Florida. The Hendersonville area has the most established 55+ and age-targeted neighborhoods. There are several licensed Life Plan Communities (CCRCs).
  • Community: Blue Ridge Pride runs Generation Plus for LGBTQIA+ adults over 50, and there are organized groups for women, men and people of faith.
  • Rights: Asheville (and unincorporated Buncombe County) have local protections covering jobs and public accommodations like stores and restaurants. Most other mountain towns have no local ordinance (Boone is the exception), and nothing local covers housing.

Money: what actually changes when you retire here

State income tax. North Carolina has a flat income tax: 4.25% in 2025 and 3.99% in 2026. The state budget Gov. Stein signed on July 7, 2026 lowers it to 3.49% for 2027. Social Security is fully exempt. IRA, 401(k), 403(b) and most private pensions are taxed.

Here's what that looks like for a married couple filing jointly, using NC's $25,500 standard deduction (NCDOR, tax year 2025 figures):

Some older government pensions (the Bailey settlement) and 20-year military retirement are exempt, with conditions, and Bailey does not cover the Florida Retirement System. Talk to a CPA about your situation, especially for the move year's part-year return.

Property tax. This is where people get surprised. The rates look familiar. The rules are what catch you. In NC, a sale does not reset the tax value. Values change at county-wide reappraisals. Right now, Buncombe County's 2026 bills use 2021 values because of a state freeze, and both Buncombe and Henderson counties reappraise in 2027. So the seller's tax bill is not your future tax bill.

At full value, here's what a $550,000 home looks like at 2026-27 rates (county rate PDFs, July 2026):

  • City of Asheville: about $6,178 a year
  • Unincorporated Buncombe County: about $4,341
  • Hendersonville: about $5,467

Treat those as illustrations. The rate will be reset after reappraisal, and "revenue neutral" rates are only advisory: Buncombe's first June 2026 rate came in about 10% above revenue neutral. NC has senior property tax relief, but the income limit for 2026 is $38,800, and the circuit breaker program requires five years of ownership first. Most of the couples I work with won't qualify. Disabled veterans with a 100% permanent rating are the big exception: the first $45,000 of value is excluded, with no age or income limit.

Insurance. Insurance.com's 2026 analysis (Quadrant data, $300k dwelling) puts Florida's average homeowners premium at $8,471 a year and North Carolina's at $3,799. The NC average is pulled up by the coast, and homeowners rates are frozen through June 1, 2027 (NC Dept. of Insurance). Your quote depends on the house, so get one from a licensed agent before you write an offer.

Flood is separate. Our own pull of FEMA data shows a median NFIP premium of roughly $650-$900 a year for single-family homes outside the mapped flood zone in the five-county area (policies effective June 2025 to May 2026).

Home prices. Buncombe's median sale price was $500,000 in May 2026 and Henderson's was $410,000 (Redfin). That's below Miami-Dade and Palm Beach and close to Broward. Verify current numbers with me, since they move monthly.

Healthcare: good options, and one complicated story

Mission Hospital in Asheville (owned by HCA Healthcare since 2019) is the region's main trauma and referral hospital. AdventHealth Hendersonville and UNC Health Pardee are in Hendersonville, Haywood Regional Medical Center is in Clyde near Waynesville, and the Charles George VA Medical Center on Tunnel Road is a full-service VA hospital with a 24/7 ER.

Mission has faced repeated federal "Immediate Jeopardy" findings since 2021, most recently in January 2026. On August 4, 2026, CMS told Mission it was back in substantial compliance. The NC Attorney General's lawsuit against HCA over the 2019 sale is headed to trial after a July 2026 ruling. I'm not going to tell you what to make of that. I'd want you to know it, pick doctors knowing it, and keep an eye on the news.

More beds are coming, slowly. AdventHealth broke ground on a Weaverville hospital in March 2026, and Novant Health has an approved but appealed plan for a hospital in Arden targeted for about 2030.

The practical step most retirees take: lining up a primary care doctor before or right at the move. Local doctors told WLOS in 2024 that new-patient appointments can be "several months out." If you have a Florida Medicare Advantage plan, the move opens a Special Enrollment Period under general Medicare rules, and NC's free SHIIP counselors can walk you through the choices.

Where to live: one level, low maintenance, and the hill question

Asheville was built on hillsides. A lot of homes have a main floor plus a basement level, steep driveways, or stairs from the parking spot to the front door. If you want everything on one floor with no steps, you can find it. How many show up in your price range, and how quickly they sell, changes month to month, so ask me for the current numbers before you plan around them.

  • Life Plan Communities (CCRCs), which NC licenses through the Department of Insurance, include these communities listed by the NC Continuing Care Residents Association: Deerfield Episcopal Retirement Community (Asheville), Givens Estates (south Asheville), Givens Highland Farms (Black Mountain), Carolina Village (Hendersonville), Pisgah Valley (Candler) and Tryon Estates (Columbus).
  • Givens Communities earned a "High Performer" designation in the 2023 HRC/SAGE Long-Term Care Equality Index, which scores LGBTQ+ inclusion policies. Ask whether that's current.
  • Hendersonville has the most established 55+ and age-targeted neighborhoods. Carriage Park (about 485 homes) is age-targeted, which is different from age-restricted. A handful of smaller communities there are age-restricted 55+.

People ask me, "Where do the other gay retirees live?" I get why. As a licensed broker I follow fair housing rules, so I don't describe or recommend neighborhoods by who lives there. I'll tell you everything about the places themselves: terrain, the drive to your doctor or the MCC service, flood data, road maintenance and price. That usually answers the real question anyway.

Three areas to start with, described by the places themselves (drive times to downtown Asheville from Rome2Rio, accessed September 2026, without traffic):

  • Hendersonville and Flat Rock: about 22 miles (33 minutes) and 25 miles (40 minutes) south on I-26. Two hospitals are in Hendersonville, along with the area's age-restricted and age-targeted neighborhoods. Henderson County's median sale price was $410,000 in May 2026 (Redfin).
  • Arden and Fletcher: about 10 miles (15 minutes) and 13 miles (19 minutes) south along the I-26 corridor, near Givens Estates, Deerfield and the planned Novant hospital in Arden.
  • Weaverville: about 8.5 miles (12 minutes) north on I-26, where AdventHealth broke ground on a new hospital in March 2026.

Each of these has plenty of hills too, so the driveway and entry-step checks still apply house by house. Ask me which listings in your price range are one level right now.

Community: will we find our people?

Yes. It takes longer than you'd like, often about a year. The good news for people over 50 is that there are organized places to start. Blue Ridge Pride's Generation Plus program is for LGBTQIA+ adults "living life's third act" (it lost county funding after Helene, so check the current schedule). The Asheville Lesbian Social Club on Meetup had about 1,982 members as of September 2026. There's the auditioned Asheville Gay Men's Chorus, Mountain Spirit MCC on Sundays at 10:30 am, and OLLI at UNC Asheville, a lifelong-learning program with a $75 membership for 2026-27. The Blue Ridge Pride Festival fills Pack Square Park downtown every late September.

Rights and paperwork

As of September 2026:

  • Marriage is equal in NC and Florida under Obergefell. The Supreme Court declined to revisit it in November 2025.
  • Asheville's nondiscrimination ordinance covers private employment and public accommodations inside city limits. Buncombe County's covers the unincorporated county. Towns like Weaverville, Black Mountain, Hendersonville and Waynesville have no local protections that we could find.
  • Housing is not covered by either ordinance, and in September 2025 HUD withdrew its memo directing Fair Housing Act enforcement for sexual orientation and gender identity. If you're coming from Broward, Miami-Dade or Palm Beach, you may be giving up local housing protections you have now.
  • For trans adults: gender-affirming care is legal for adults in NC. HB 805, in effect since January 1, 2026, defines sex as binary in state law and changes how amended birth certificates are stored.

Moving is also the right moment for an NC attorney to review your wills, powers of attorney and deed. Married couples can hold title as tenants by the entirety. Unmarried couples can't.

Weather, winter and getting around

If you've only lived in Florida, the seasons here take some getting used to. The good news is that the numbers are gentler than the stories. Asheville's January averages a high of 48.9°F and a low of 28.6°F, and July averages a high of 85.3°F (NWS, 1991-2020 normals). The city gets about 11.5 inches of snow in a typical year, and it varies a lot. Higher towns and ridgetop homes run noticeably cooler.

The main roads get plowed. The real winter issue is a steep, shaded private road or driveway. Before you fall for a view lot, ask who plows the road and walk the driveway like it's covered in ice.

For travel, Asheville Regional Airport (AVL) has nonstops to about ten Florida airports, mostly on Allegiant (including Fort Lauderdale, St. Pete-Clearwater, Orlando Sanford and Key West), plus American to Miami. Charlotte's airport is about 2 hours 13 minutes away without traffic. I-40 west toward Knoxville is still one lane each way through the Pigeon River Gorge, with NCDOT aiming for full completion in late 2029.

Helene and flood risk

Hurricane Helene in September 2024 was the worst flood in Asheville's recorded history. About 108 people died in North Carolina, about 42 of them in Buncombe County (NCDHHS list as reported by BPR, July 2025). Two years later, city water has been safe to drink since November 18, 2024, and more than 99% of Helene-damaged state roads have reopened (BPR, July 31, 2026). The risk here is rain, concentrated in river and creek bottoms and on steep slopes. Only about 2% of properties in the hardest-hit counties were inside a mapped flood zone, so an "X" zone on a FEMA map is a starting point, nothing more.

A retirement runway that works

The couples who land best visit in February and August as well as October, line up a doctor and an NC attorney months ahead, rent first if they're unsure which town fits, and then buy with the reappraisal, flood data and driveway grade already in their math.

The straight talk

  • Healthcare is the biggest tradeoff. Mission's recent federal findings, a hospital that ran at 99.7% average occupancy in 2025, and months-long waits for new primary care patients are real. If you have complex conditions, it's worth mapping out your specialists with your current doctor before you buy.
  • You will pay state income tax on IRA and pension withdrawals. For most couples it's roughly $1,000 to $5,000 a year. Put it in the budget as a new line.
  • Your first tax bill will probably be low, and your third may not be. Budget for the 2027 reappraisals.
  • Legal protection is thinner than South Florida's. No local ordinance covers housing, and outside Asheville and unincorporated Buncombe, the mountain towns in this area have no local protections.
  • The hills are the hills. Knees, snow and stairs are fine at 62 and harder at 82. Buy for the 82-year-old version of you if you can.
  • Community takes a year. It's here and it's warm, and you'll still have to show up.
  • Helene happened. Flood and landslide checks are part of buying here now.

Questions people ask

What's LGBTQ+ community like for retirees in Asheville? There's an organized LGBTQ+ community with a 50+ program (Generation Plus), affirming congregations, a lesbian social club with nearly 2,000 members and a lifelong-learning program at UNC Asheville. The tradeoffs are healthcare access, some state income tax, and local legal protections that stop at the Asheville and unincorporated Buncombe lines.

Does North Carolina tax retirement income? NC does not tax Social Security. It does tax IRA, 401(k) and most pension income at a flat 3.99% for 2026, set to fall to 3.49% in 2027. How bad are the winters? Four real seasons, on the mild side. January averages 49°F highs, and Asheville gets about a foot of snow a year. The real issue is steep or shaded driveways and private roads, so check those before you buy.
