Moving from St. Petersburg to Asheville, NC

If you're selling in St. Pete, the price of a comparable house in the Asheville area is about even, or a bit higher inside Buncombe County. Your insurance and condo costs are likely to drop, and you'll pay a little state income tax. The biggest mental shift is about storms: Helene came ashore near Perry, Florida, in September 2024, and then its rain caused the worst flooding in Asheville's recorded history. So you're trading one kind of storm risk for another, and I'll show you how to check it.

One retiree I worked with showed me the right instinct early. Before we'd settled on anything, he flagged a listing whose photos hinted at water damage, and he was right to be wary. He'd started out asking about 55+ communities and ended up buying a condo in downtown Asheville in 2024. If you're coming from the Gulf with Helene on your mind, bring that same instinct. Flood zones are real. Helene proved that. I don't care how cute that creekside cottage is, check the flood maps.

The price question

Pinellas is one of the few Florida counties where sellers don't have a price edge coming here. Buncombe's single-family median ran $70,000 above Pinellas in May 2026. Henderson County, which includes Hendersonville, Laurel Park and Flat Rock, was almost even with Pinellas. If you're coming from St. Pete, compare those two counties side by side. Tax rates, hospitals, elevation and local protections all differ between them.

Insurance, condos and the storm swap

Florida's 2026 average homeowners premium was $8,471, against $3,799 in North Carolina (Insurance.com's standard $300,000 profile). The NC average includes the coast, and the mountain counties sit in lower-rated territories. Your quote will depend on the house.

Condo owners: Redfin's last metro report (2024 data) had the Tampa-area median condo HOA fee at $614 a month, up 17.2% in a year, the biggest jump among the Florida metros it tracked. North Carolina has no Surfside-style reserve or inspection mandate. That usually means lower fees and less protection, so ask for the reserve study and minutes.

Now the storm part. The mountains don't get surge, and hurricane-force wind is rare. The risk is rain: the French Broad River crested at 24.8 feet during Helene, beating a record from 1916. Flooding hit river valleys and steep slopes, including many places FEMA's 2010 maps didn't show as high-risk. A flood policy outside the mapped high-risk zone had a median premium of about $798 in Buncombe and $648 in Henderson in 2025-26. Read the Helene page and use the checklist on every house.

What you leave behind: homestead

Save Our Homes has held your assessed value to 3% or CPI a year (2.7% for 2026), and portability can carry up to $500,000 of that benefit to a new home, but only in Florida. When you leave, it stays behind. There's also Amendment 3 on Florida's Nov. 3, 2026 ballot, which would raise the homestead exemption if it passes. If it does, staying would get cheaper for homesteaded owners. It wouldn't help a Florida house you turn into a rental.

In North Carolina, values reset at county reappraisals, and Henderson's next one is 2027. Budget the purchase price times the combined rate: 0.994 per $100 in Hendersonville and 1.1232 inside Asheville for 2026-27.

Income tax, in real numbers

NC's flat rate is 3.99% for 2026, scheduled to drop to 3.49% in 2027. Social Security isn't taxed. IRA, 401(k) and most pensions are. A married couple with $80,000 of income, $30,000 of it Social Security, would owe about $978 for 2026. Your CPA can run your own numbers.

Heat and winter

Tampa logs about 434 heating degree days a year. Asheville logs 3,841. January here averages a high of 49°F and a low of 29°F, and Asheville gets about 11.5 inches of snow in an average year. Summers top out in the mid-80s. The first mountain winter page has the practical list.

Politics and protections

North Carolina scores 3.25 out of 47 on the Movement Advancement Project's tally ("Low"), and Florida scores -6.5 ("Negative"). NC has no adult restrictions on gender-affirming care. It also has HB 805, in effect since Jan. 1, 2026, which defines sex as binary in state law.

Locally, Asheville's ordinance covers employment and public accommodations inside city limits, and Buncombe's covers unincorporated areas. Neither covers housing. Henderson County towns have no ordinance that we could find. If your current city or county has a local ordinance that covers housing (MAP keeps a table), know that you won't have that here. Getting back to St. Pete

Allegiant flies AVL to St. Pete-Clearwater (PIE) nonstop year-round. There's no nonstop to Tampa International. Allegiant also serves Sarasota (SRQ) and Punta Gorda (PGD).

By car, Rome2Rio estimates about 651 miles and 11 hours 10 minutes of driving without stops (accessed Sept. 25, 2026). Plan it as a very long day or an overnight.

The straight talk

  • You probably won't cash out with money to spare on the house. Plan for about even.
  • Some state income tax, a yearly car tax and 2% on groceries are new line items.
  • Flood risk is real here, in different places. Buy with the maps open.
  • If you have local housing protection now, you may be giving it up.
  • Mission Hospital has had repeated federal safety findings, most recently in January 2026, and was found back in compliance in August 2026. Hendersonville has two other hospitals.
  • Friendships take time to build here.
  • You'll miss the Gulf.

Questions people ask

Will we come out ahead on the house? Maybe not. Pinellas and Henderson County medians were nearly identical in May 2026, and Buncombe ran higher. For most St. Pete couples, the savings show up in insurance and HOA costs.

Didn't Helene hit both places? Yes. It made landfall near Perry, Florida, and its rain then caused record flooding in the North Carolina mountains. Mountain risk comes from rivers, creeks and steep slopes, so where a house sits matters a lot.

Can we fly home easily? Allegiant runs AVL-PIE nonstop year-round. There's no nonstop to Tampa International, so a TPA trip means a connection.

Should we look in Hendersonville or Asheville? It depends on what you want nearby. Asheville has city-limits protections and more going on. The Hendersonville area has lower prices and two hospitals. Come see both on the same trip.

Can we keep our St. Pete house and rent it? You can, but renting a Florida homestead can end the exemption, and NC rules and taxes apply to your new place. Talk to a CPA first. Splitting the year explains how it works.
