Trading theme-park traffic for the Parkway, and a real autumn every year.

For most Orlando couples, a comparable house in Asheville costs about the same or a little more, insurance averages run much lower, and summer asks far less of your air conditioner. You'll pay some state income tax, trade a flat calendar for four real seasons, and swap one kind of storm risk for another. Here's the side-by-side, as of September 2026.

In late October 2020, right at peak leaf season, a married couple from Longwood, just outside Orlando, came up for two weeks to look. They were pre-approved before they arrived, so we spent the trip on houses instead of paperwork. They came in leaning toward Black Mountain or Hendersonville, with a soft spot for anything that had a log home or cabin feel. They also wanted to stay within an easy drive of town, and that became the filter for every showing. Where they landed wasn't on that first list at all: Maggie Valley, over in Haywood County. They closed in March 2021, about five months after that first trip.

Two lines in that table usually decide it. Insurance: Florida's average homeowners premium was $8,471 in 2026, against $3,799 for North Carolina (Insurance.com's standard profile, $300,000 dwelling). That's a state average, and your quote depends on the house and the insurer. Homestead: portability only moves your Save Our Homes benefit to another Florida homestead, so it stays behind when you leave. The full math is on the Florida vs. North Carolina costs page.

The receiving end

Orlando's traffic problem has a name: tourists, theme parks and roads built for fewer people than actually show up. The Blue Ridge Parkway has its own crowds in leaf season, and much of the year it's you, some switchbacks and an overlook every few miles. Check the National Park Service's road status before a drive.

The bigger shift is the calendar. Orlando's weather barely moves through the year, and Asheville's changes every few weeks. January averages a high near 49°F and a low near 29°F. If you've only known Orlando's calendar, the seasons here take some getting used to. The first mountain winter page has the shopping list, from the coat to the ice scraper.

Here is the whole year, month by month, against Asheville.

Getting back to Orlando

Allegiant flies nonstop year-round between Asheville (AVL) and both Orlando Sanford (SFB) and Orlando International (MCO, less than daily). Routes change seasonally, so check flyavl.com.

By car, Rome2Rio estimates about 579 miles and 9 hours 38 minutes of driving without stops (accessed Sept. 25, 2026). Doable in a long day, easier in two.

The straight talk

  • A comparable single-family house here costs about the same or a little more than in Orange County. Condos cost a lot more, and there are fewer of them.
  • You'll pay some state income tax, a yearly tax on your car and 2% on groceries.
  • Insurance averages favor North Carolina. Flood is a separate policy, and you should price it for any house.
  • The mountains have storm risk too. It sits in river valleys and on steep slopes.
  • Asheville's local ordinance covers jobs and public places inside city limits. It doesn't cover housing, and it doesn't reach most of the surrounding towns, including Maggie Valley. Details are on the LGBTQ+ rights and protections page.
  • Community is here, and it takes time to build.

Questions people ask

How far is Asheville from Orlando? About 579 miles and 9 hours 38 minutes of driving without stops (Rome2Rio, Sept. 2026). Allegiant flies nonstop year-round between Asheville (AVL) and both Orlando Sanford (SFB) and Orlando International (MCO, less than daily). Routes change seasonally, so check flyavl.com.

Is Asheville less crowded than Orlando? Most of the year, yes. Asheville's visitor crowds peak in October and around holiday weekends. Downtown and the Parkway are busiest then, and the rest of the year is calmer.

How do LGBTQ+ laws in North Carolina compare with Florida? Neither state has a statewide LGBTQ+ nondiscrimination law, and same-sex marriage is legal in both. NC scores 3.25 out of 47 on the Movement Advancement Project's tally ("Low"), and Florida scores -6.5 ("Negative"). The biggest practical difference for trans adults: NC doesn't restrict gender-affirming care for adults, and Florida requires a physician and in-person consent. NC's HB 805 (in effect Jan. 1, 2026) defines sex in state law as male or female only. The full comparison is on our Florida vs. NC LGBTQ+ laws page (as of Sept. 2026).

Does Asheville get hurricanes? Orlando is inland too, so you know that inland doesn't mean storm-free. There's no storm surge here, and hurricane-force wind is rare. The mountain risk is rain. In September 2024, Helene's rain caused the worst flooding in Asheville's recorded history: the French Broad crested at 24.8 feet, and about 42 people died in Buncombe County. The worst damage was in river valleys (the Swannanoa valley, Biltmore Village, the River Arts District) and on steep slopes. Two years later, city water is restored and many businesses have reopened, and some areas are still rebuilding. Our Helene and flood risk page shows how to check a house.

What's the weather trade-off moving from Orlando? Asheville needs about a third of the cooling Orlando does and far more heating. July averages a high of 85°F, January a low near 29°F, and Asheville gets about 11.5 inches of snow in a typical year. Most people say fall, with the mountains turning red and gold, is the season they didn't know they were missing.
